The power of the internet today is everywhere, and it is no surprise that this is where 90% of all buyers look for their next purchase.  Most buyers look for homes for sale on, the Toronto Real Estate Board”s platform for the public.  The information from TREB that the real estate industry uses, is downloaded nightly into the public programm to use. 

The MLS listing today is pretty standard.  It has 9 colour pics and all of the information that a realtor would most likely need in order to write an offer on the property.   I have begun using Unique Home Sites along with the standard MLS information in order to really expand of the level of information that the MLS listing can offer.

This page can be found by the potential buyer as a link on the MLS listing in the upper right hand corner of the listing named “Multimedia”.  Usually one might expect to then be taken to a more photos or a virtual tour, and there certainly is that, but there is so much more!   Here is a website solely devoted to this property and its neighbourhood!  This is the kind of information that a buyer wants to know about the area he or she is moving into.  Schools, shopping, demographics, as well as all the detailed house information that there is not room for on the MLS listing.

Can we use the RRSP for the Deposit?

First Time Buyer Help


If you are a first time buyer then you can borrow from your RRSP savings in order to help you raise the cash needed to buy your first home.  I think most people are aware of this now, but there are a couple of things to keep in mind.  First of all, you are a first time buyer if you haven’t owned any real estate for the last 5 years, in regards to this program.  You and your spouse can both qualify, and the maximum you can withdraw is $25,000. each, so that makes a total of $50,000.  Now, this loan has to be repaid, and you have 15 years to do so.  You have to make sure that you repay a minimum of 1/15th of the total loan amount back into your RRSP every year, or that money that you should have repaid each year will be considered income and you will be taxed on it.

The money that you take out of your RRSP has to have been in your account for a minimum of 90 days, and you have to be a resident of Canada to qualify for this plan.  Only one or two people can use this plan together,  and you have to move in to this property, in other words, this plan is for buyers to buy a principle residence, not an investment property.  As a first time buyer, if your income and credit are appropriate for the amount that you want to borrow, you can buy with as little as 5% down.  (Buying for investment purposes requires a minimun of 20% down, and you cannot use your RRSP funds for the downpayment).

Applewood Acres

1950's Charm and Garden Settings

I really enjoy showing homes to clients in Applewood Acres!  The Real Estate in Applewood Acres is an excellent investment.  The lots are large and well treed, and the homes, for the most part, are mid sized 3 bedroom models with many storey and a half styles.  This neighbourhood is like a step back in time to the 1950s, with all the charm of the era, and the good constuction.

The area is just west of the Etobicoke border, north of the QE to the Queensway, and from Cawthra to Dixie.  You can see the same builders and construction also to the south of the QE, but the area of Applewood Acres applies only to the area north of the QE highway.  The area certainly has come into it’s own in the last ten years.  Most, but not all of the homes have been renovated, and there are some complete makeovers and completely new infill housing in the area too.  Young buyers are discovering that neighbourhood is important to them, not just the size of the house.  Here the new owner often modernizes the houses and adds more living space, as the lots are so large.  With the good lots comes privacy and beautiful gardens, it’s difficult to create a lovely garden setting when most new home sites have rather small back yards.  Come and drive around Applewood Acres and discover its old fashioned charm.  You will quickly get used to the calm of it’s winding streets and well kept traditional designs.

Buying Power of Sale in Florida

How healthy is the Condo Corporation?

I have always loved to go south in January to escape our Canadian winters for a few weeks.   I am always attached to the beautiful blue skys and the warm waters of Florida.

Lately I see more ads about how easy it is to buy a condo that is under Power of Sale, and that you can rent it out and have all your expenses covered every month.

Just a word of warning … that dirt cheap price tag, in many cases, indicates that the condo corporation you are buying into is almost broke or is close to it!  If the development is half empty, you and the other owners, are responsible for all of the dept of your condo corporation, the back taxes, the loans, the lawsuits,all of the improvements put on hold since the market downturn, and the future costs needed to be spent on dealing with the repairs that have been postoned these last years.   So,  just like here in Canada you would think twice before buying a condo with “troubles”,  of course you have to be even more careful when buying abroad!   Get a layer you trust who is referred to you by someone you know, and get to know everything about the finances of this development.  It very well may be a great  investment!  But find out if the low price is largely due to the market downturn, or if this condo has serious problems beyond the currant lower demand.

P.S.  This advice goes for our Toronto GTA condo market as well.  That is why your lawyer (and accountant) look at the Status Certificate of a condo corporation before you “firm up” on an offer to purchase a condo.

Meadowvale Semis for Sale by Mark Holmes ReMax

Meadowvale has great prices for mature neighbourhoods

I talk to alot of first time buyers who dream of finding it all.  A spacious home with at least three bedroom, with a beautiful private treed lot, and a finished basement, all for a price they can afford.  Some come from Toronto, where all they can afford is a small condo, and they can’t start a family with such a small space.  So, when they see some of the Semi Detached Homes in Mississauga, and especially in Meadowvale, they are really excited!  Also, this is a great, safe, quiet neighbourhood!
